u need to set the applications and gaming port triggering on 80 to 30000 range enabled it disable all rtr security settings and disable the upnp under administration page on the xbox set everything to auto ip address settings and dns to auto

Triggering ports 87 to 89 & 3074 is enough. Also disabled upnp & set the mtu to 1364. Also make sure the your xbox is connected to the network for if it is not, even if youre going to set an ip manually to the xbox it will still not going to work.
